HVAC Mold Remediation

HVAC Mold Remediation

Stop Your HVAC System From Spreading Mold

Your heating and cooling system moves every cubic foot of air in the house several times an hour. When mold grows inside the air handler, on the evaporator coil, in the drain pan or inside the ductwork, the system becomes a delivery network that spreads spores and odor to every room.

HVAC mold is especially common in New Jersey basements, attics and crawl spaces, where humid summer air meets cold supply ducts and condensation drips onto insulation. We clean what can be cleaned, replace what cannot and coordinate with your HVAC contractor so the system is dry and balanced when we leave.

Systems run nonstop

Clean the House and the System Together

If you remediate a moldy room but leave contaminated ducts behind, the system will redistribute spores the first time it runs. That is why we inspect the HVAC on every remediation and why HVAC cleaning is always done after, or together with, the structural work.

What Our HVAC Mold Remediation Includes

Air Handler Cleaning

Blower, cabinet interior and plenum are cleaned and treated while the system is shut down and sealed.

Coil & Drain Pan

Evaporator coils and drain pans are cleaned and the condensate line is cleared so water drains properly.

Duct Cleaning

Metal ducts are cleaned under negative pressure with HEPA-filtered collection equipment.

Duct Board Replacement

Fiberglass duct board and flex duct with mold growth cannot be cleaned and are replaced.

Condensation Control

Sweating ducts in attics and crawl spaces are insulated and sealed to stop new growth.

Filtration Upgrade

We recommend the right MERV filter and check that the filter rack actually seals.

Signs of Mold in Your HVAC System

  • A musty or dirty-sock smell when the heat or air conditioning first turns on
  • Black spotting around supply registers or on the ceiling next to vents
  • Visible growth in the drain pan or on the blower housing
  • Allergy symptoms that get worse indoors and improve when the system is off
  • Water stains around the air handler or a clogged condensate line

Why Duct Board and Flex Duct Are Replaced

Fiberglass duct board and the inner liner of flex duct are porous. Mold grows into the fibers and cannot be reliably removed by brushing or fogging. Replacing these sections with new duct, or with sealed sheet-metal duct, is faster and gives a permanent result. Rigid metal ducts, on the other hand, clean very well.

HVAC Mold Remediation FAQ

Does duct cleaning remove mold?
Standard duct cleaning focuses on dust. Mold remediation in ducts uses containment, HEPA collection and replacement of porous duct materials. Ask any company which method they use before hiring them.
Can I run my AC if there is mold in the ducts?
We recommend limiting use until the system is cleaned, because running it spreads spores. If you must run it in extreme heat, keep a new filter in place and call us quickly.
What causes mold in the air handler?
Most often a clogged condensate drain, a cracked drain pan, an oversized system that short-cycles or high humidity in the space around the unit.
How long does HVAC mold remediation take?
A typical residential system takes one day. Larger systems or jobs that include duct replacement can take two to three days.
