Mold Removal From the Bones of Your Home

Structural mold grows on the materials that hold a house together: wall studs, top plates, roof and wall sheathing, floor joists and subflooring. It usually starts after a slow plumbing leak, a missed roof flashing problem or a flood that soaked the bottom of the walls and never dried. Because it lives behind drywall and under flooring, it can spread for months before anyone notices a stain or a musty smell.

Our New Jersey crews open the affected area under negative-pressure containment, remove what cannot be saved, physically clean the framing and seal it so the structure is sound and the air in your home is back to normal. We follow the IICRC S520 standard and EPA guidance on every job, from a single bathroom wall in Freehold to a full gut in Toms River.

We Remove Mold, We Don't Just Spray It

Fogging and bleach only bleach the color out of mold. Real structural remediation means removing contaminated drywall and insulation, sanding or blasting framing back to clean wood, HEPA vacuuming every surface and then sealing it. That is the only approach that passes post-remediation testing.

What Our Structural Mold Remediation Includes

Negative-Pressure Containment

Poly walls, zipper doors and HEPA air scrubbers keep spores inside the work zone and out of the rest of the house.

Controlled Demolition

Moldy drywall, insulation, baseboards and carpet pad are cut out, bagged in 6-mil poly and removed through the containment.

Framing & Sheathing Cleaning

Studs, joists and sheathing are wire-brushed, sanded and HEPA vacuumed until the wood is visibly clean.

Antimicrobial & Encapsulation

After cleaning we apply an EPA-registered antimicrobial and a mold-resistant encapsulant to treated wood.

Moisture Correction

We confirm the leak is fixed and the framing is below 15% moisture content before anything is closed back up.

Clearance Testing

An independent air and surface test confirms the area is clean before containment comes down.

Signs You May Have Structural Mold

Structural mold is rarely visible on day one. Homeowners usually call us after noticing one or more of these warning signs:

  • A musty odor that gets stronger in one room or when the heat or AC turns on
  • Baseboards, drywall or trim that feel soft, bubbled or stained at the bottom
  • Peeling paint or dark spotting on a wall that shares a bathroom, kitchen or laundry room
  • Cupped or squeaky flooring above a damp basement or crawl space
  • A past leak, ice dam or flood that was dried with fans only

How Our Structural Mold Remediation Works

Every project starts with a visual inspection, moisture mapping and, when it is useful, air or surface sampling. From there we write a scope that lists exactly which materials come out and which can be cleaned. We set up containment and HEPA air filtration, remove the damaged materials, clean the framing, treat and encapsulate it, and run air scrubbers until the space is clean.

Before we take containment down, an independent assessor can perform clearance testing so you have written proof that the work succeeded. That paperwork matters if you plan to sell the house or need to close out an insurance claim.

What Drives the Cost

Pricing depends on the square footage of affected material, how much needs to be removed versus cleaned, access (a finished basement ceiling is very different from an open attic) and whether rebuild is part of the job. Most single-room wall projects in Monmouth and Ocean County take two to four days. You get a written, line-item estimate after the free inspection, before any work begins.

Structural Mold Remediation Cost in NJ

Most structural jobs in Monmouth and Ocean County fall between $1,500 and $6,000. The main drivers are square footage, how much material must be removed and whether rebuild is included.

Small area (under 10 sq ft)

One wall section or closet, containment, HEPA cleaning, antimicrobial

$500 – $1,500

Medium area (10 to 100 sq ft)

Single room, drywall removal, framing cleaning and sealing

$1,500 – $4,000

Large area (100+ sq ft)

Several rooms or a full floor, negative air, debris removal

$4,000 – $10,000

Per square foot of affected area

Used for larger or irregular projects

$15 – $30 / sq ft

Drywall and trim rebuild

Hang, tape, finish and prime after clearance

$4 – $9 / sq ft

Typical 2026 price ranges for Monmouth, Ocean, Middlesex & Mercer County. Moisture source repair (roof, plumbing, grading) is quoted separately if needed. Your exact price is set in a written, line-item estimate after the free inspection.

Structural Mold Remediation FAQ

Can structural mold just be sprayed and painted over?
No. Paint and spray-on products do not remove mold growth or allergens from wood. The framing has to be physically cleaned by sanding, wire brushing or media blasting and HEPA vacuuming first. Encapsulant is the final protective step, not a substitute for cleaning.
Do you have to replace moldy studs?
Rarely. Most studs and joists only have surface growth and can be cleaned and kept. We replace framing only when rot has weakened it, and we coordinate that repair with your carpenter or ours.
Is it safe to stay home during structural mold remediation?
In most cases yes. The work area is sealed with negative-pressure containment so spores are pulled out through HEPA filters instead of drifting into living spaces. For large jobs or sensitive family members we may suggest staying elsewhere for a few days.
Will homeowners insurance cover structural mold?
Coverage depends on the cause. Sudden and accidental water damage, like a burst pipe, is often covered, while long-term leaks and humidity usually are not. We document the damage with photos and moisture readings so you can file the strongest claim possible.
