Find Out What You're Dealing With First

Not every stain is mold, and not all mold is dangerous. A proper inspection answers three questions before anyone opens a wall: is there mold growth, how far does it go and what moisture problem is causing it. That keeps remediation focused and stops companies from selling work you do not need.

Our inspectors use moisture meters, thermal imaging and a careful visual inspection of every level of the home. When sampling is useful, air and surface samples are sent to an independent, accredited laboratory, and we walk you through the results in plain English.

Is It Mold, How Much and Why?

Every inspection report includes photos, moisture readings, sample results when taken and a written scope. You can use it to get competing remediation quotes, negotiate a home purchase or support an insurance claim.

What Our Inspection & Testing Includes

Visual Inspection

Attic, living areas, basement, crawl space and HVAC are inspected for growth and water damage.

Moisture Mapping

Pin and pinless meters measure moisture in drywall, framing and subfloor to trace the source.

Thermal Imaging

Infrared cameras reveal cold, wet areas inside walls and ceilings without demolition.

Air Sampling

Spore trap samples compare indoor air to an outdoor baseline to show airborne contamination.

Surface Sampling

Tape and swab samples identify what is growing on a suspect surface.

Written Report

A clear report with photos, lab results and a remediation scope if one is needed.

When You Should Get a Mold Inspection

  • Before buying or selling a home, especially one with a finished basement
  • After a flood, burst pipe, roof leak or sewer backup
  • When there is a persistent musty odor without visible mold
  • If family members have allergy symptoms that improve when away from home
  • After remediation, to confirm the work was successful (clearance testing)

Understanding Your Lab Results

Air sample results list spore types and counts per cubic meter for each room and for the outdoor control sample. We look for indoor levels that are higher than outdoors, and for water-damage indicator species such as Stachybotrys, Chaetomium or elevated Aspergillus/Penicillium. Surface samples tell us what is growing and whether a stain is active growth or just dirt.

There are no federal limits for mold in homes, so interpretation matters. We explain what the numbers mean for your home and never use test results to scare you into work you do not need.

Clearance Testing After Remediation

After any remediation, ours or another company's, clearance testing confirms the work area is clean before containment is removed. We recommend that clearance be performed by an assessor independent from the remediation crew, and we are happy to coordinate that for you.

Inspection & Testing FAQ

How much does a mold inspection cost in NJ?
The visual inspection with moisture mapping is free when it comes with a remediation estimate. An air sampling package with 2 to 3 samples costs $300 to $600, and extra samples are $75 to $125 each. We quote the exact price before scheduling.
How long does it take to get lab results?
Standard turnaround is 2 to 3 business days. Rush results in 24 hours are available for real estate deadlines.
Do I need air testing if I can see the mold?
Not always. If the mold is visible and its cause is obvious, sampling may add cost without changing the plan. Testing is most valuable when mold is suspected but hidden, for health concerns or for clearance.
Can home test kits detect mold?
Settle-plate kits almost always grow something because mold spores are everywhere. They cannot tell you whether levels are abnormal. Professional air sampling compares indoor and outdoor levels.
