Family Room Ceiling & Wall Mold Remediation in Freehold, NJ
Ceiling stains above a slider door turned out to be mold inside the wall and ceiling cavity from a long-term flashing leak.
The Problem
The homeowners noticed brown staining and dark spots on the ceiling of their family room, right above the sliding glass door to the deck. The room had a musty smell after rain, and a small section of drywall had started to sag. Moisture readings showed the ceiling and the header wall were wet well beyond the visible stain, which pointed to a long-term leak at the deck ledger flashing rather than a one-time event.
Our Solution
We built negative-pressure containment around the family room, removed the wet ceiling drywall, header wall finishes and insulation, and exposed the framing. Studs, header and ceiling joists were sanded, HEPA vacuumed, treated with an antimicrobial and encapsulated. The homeowners' contractor corrected the flashing while the wall was open, and we ran dehumidification until the framing read dry. Post-remediation air samples came back in line with the outdoor baseline before the room was rebuilt.
